Although the property market can be unpredictable, and house prices go up and down all the time, there are some reliable ways to add value to your home.
Make Space
When it comes to buying a home, one thing that almost everybody looks for is space – the more, the better. Anything that adds space to your home is therefore likely to add value. This includes basement and loft conversions, knocking out interior walls (so long as they aren’t load-bearing!) to make open-plan areas, and adding a conservatory. A buyer will, however, be looking out for how usable these spaces are; if you try to sell in summer and your conservatory is over-heated, it won’t have the same appeal, so make sure that you get decent exterior shading for it.
Use Light
Like space, light is a big plus on any buyer’s list. Light rooms feel bigger, so clever use of natural sunlight can increase the feeling of space and thus add value. This can be as simple as installing mirrors in your hallways to make them feel wider, right up to adding skylights to let more light in. Beautify the Garden
It can be easy to overlook the garden, especially in the winter, however when it’s well-maintained it can add a lot of value to a property. At the very least, you need to ensure that the lawn is trimmed, the trees and shrubs are pruned, and any fallen leaves are raked up. In addition, going back to the value of space once more, anything that adds to the usability of the garden will add value; sun awnings, for example, add both shade from the sun and shelter from more inclement conditions, as well as making the garden more attractive.
